Why real estate footage is hard to edit

Property footage has problems that general video editing does not. These are the six that cost agents and photographers the most time.
Mixed lighting between rooms
White balance shifts every time the camera moves indoors — daylight through a window, tungsten in the hallway, LED in the kitchen. Correcting this per room is slow and it is the single most common reason amateur property video looks wrong.
Drone and interior do not match
Aerial and ground footage are shot on different sensors with different colour science. Cutting between them without matching first is immediately visible to a buyer even if they cannot name what is wrong.
Micro-jitter in handheld footage
Gimbal and handheld movement carries a small tremor that is invisible on a phone screen and obvious on a 27-inch monitor — which is where sellers watch the video you made for their listing.
A property has no narrative
There is no story to cut to. Pacing has to be imposed through cut rhythm, music synchronisation and shot duration. This is a craft decision, not a technical one.
Every platform wants a different ratio
Cropping a 16:9 edit down to 9:16 destroys the composition of every shot. Vertical versions have to be reframed shot by shot, which doubles the work if you are doing it yourself.
Listings are time-sensitive
A video delivered after the open house has no value. Editing capacity is the constraint that makes agents skip video entirely, and it is the constraint we exist to remove.

How the editing process works

Step 1
Send your footage
About 5 minutes. Use our upload link, or send a Dropbox, Google Drive or WeTransfer link. There is no file size limit and you do not need to pre-select clips.
Step 2
Complete the creative brief
About 3 minutes. Property details, branding assets, music preference, target length, and a reference video if you have one you like.
Step 3
Editing
12 to 36 hours. Your project is assigned to a real estate editor — someone who edits property video every day, not a generalist.
Step 4
Review the first draft
You receive a timestamped review link and can leave comments directly on the timeline. No back-and-forth email describing timecodes.
Step 5
Revisions
Up to 24 hours. Two rounds are included in every package. Most projects need one.
Step 6
Final delivery
All formats, branded and unbranded, horizontal and vertical, delivered as direct downloads.
Why work with a real estate video specialist
Generic claims are worthless on a page like this, so here are the specific, checkable facts about how we work.
- Our editors work only on real estate media. Not weddings, not corporate, not YouTube channels. Property video has its own conventions and our editors know them.
- Both aspect ratios are standard. 16:9 and 9:16 on every order, at no extra cost. Most competitors charge for the second format.
- Unbranded MLS-compliant versions are supplied on every order. You do not have to ask, and you do not have to pay extra.
- Turnaround, revision policy and pricing are published. They are on this site, in writing, before you contact us.
- There is a named quality control step before anything is delivered to you.
- You communicate with the editor on your project, not with a ticket queue.

Frequently asked questions
How much does real estate video editing cost?
Our editing starts at $99 for an Essential Listing Edit of up to 60 seconds. A Cinematic Property Edit with both aspect ratios, full grading, sound design and branding is $179, and a Luxury & Drone Edit with drone integration and custom titles is $299. Volume and white-label pricing for photographers and brokerages is quoted individually. For context, the wider market runs from around $30 on freelance marketplaces to $300–$800 for mid-market project work and over $1,000 in major metros.
How long does real estate video editing take?
Standard turnaround is 24 to 48 hours from the point we have both your footage and your completed brief. Rush delivery in 12 hours costs 30% more, and same-day delivery in under 8 hours costs 50% more and depends on our capacity that day.
Can you edit drone footage and interior footage together?
Yes, and this is one of the things we do most. Drone and interior clips are usually shot on different cameras with different colour science, so we colour-match them before grading, correct horizon drift and lens distortion on the aerial clips, and build the cut so the transition from exterior to interior feels continuous.
Can you create vertical videos for Instagram Reels and TikTok?
Yes, and a 9:16 version is included in every order at no extra cost. We reframe the vertical version shot by shot rather than centre-cropping the horizontal edit, because centre-cropping destroys the composition of almost every property shot.
Do you provide the background music, and is it licensed?
Yes. We supply music from commercially licensed libraries and the licence covers your use of the delivered video, including paid social advertising. If you want to supply your own track, you are responsible for holding the licence for it.
How do I send large video files?
Whatever is easiest for you — our upload link, Dropbox, Google Drive, WeTransfer or an FTP if you prefer. There is no size limit. A typical property shoot of 30 to 60 clips is usually 10–40GB and that is entirely normal.
Can you add my brokerage branding and supply MLS-compliant unbranded versions?
Yes to both. We apply your logo, brand colours, animated lower thirds and contact details, and we deliver an unbranded cut alongside every branded version so you have something compliant for MLS syndication.
What video formats and resolutions do you deliver?
H.264 MP4 as standard at 1080p or 4K, in 16:9 and 9:16. We can also supply 1:1 square, ProRes masters, or platform-specific encodes on request.
How many revisions are included?
Two rounds on the Essential and Cinematic packages, three on Luxury & Drone. A revision round means you send all your notes at once and we address them together. Additional rounds are available as an add-on.
Do you work with real estate photographers on a white-label basis?
Yes, and photographers are a significant part of our work. We deliver under your branding, we never contact your client, and volume pricing applies. See our outsourcing service or the photographers page.

Delivery standard
The technical standards we edit to

Every project is delivered against the same written standard, whoever edits it. Publishing that standard is how we keep output consistent across a team, and it is what a partner account’s style guide is built from.
| Standard | Specification |
|---|---|
| Colour space | Rec.709 delivery, graded from log where log footage is supplied |
| Log handling | Manufacturer LUT applied before creative grade — see Adobe’s colour workflow reference |
| White balance | Corrected per room, not per project |
| Exposure matching | Within 1/3 stop across adjacent clips |
| Stabilisation | Applied only where needed; warp kept under the threshold where straight lines bend |
| Audio | Music bed at −18 LUFS, dialogue at −12 LUFS, peaks below −1 dBTP |
| Horizontal master | 1920×1080 or 3840×2160, H.264, 20–40 Mbps |
| Vertical master | 1080×1920, reframed shot by shot, not centre-cropped |
| Safe zones | Text kept clear of the lower 250px and upper 150px on vertical exports |
| Captions | Burned in by default; SRT and caption-free master on request |
Caption support is not only a retention decision. The W3C accessibility guidelines treat captions as a baseline requirement for video content, and an increasing number of brokerages apply that standard to their marketing.
Footage triage
Common footage problems and what we do about them
These are the six issues we see most often in incoming footage, what causes them, and whether they are fixable in post. Knowing this before your next shoot is worth more than any editing tip.
| Problem | Cause | Fixable? | What we do |
|---|---|---|---|
| Exposure pumping mid-shot | Auto exposure left on | Partly | Smooth the ramp; badly affected clips get trimmed |
| Colour shifting between rooms | Auto white balance | Yes | Correct per room against a neutral reference |
| Clips too short to cut | Holding under 5 seconds | No | We work around it — the fix is on the next shoot |
| Blown-out windows | Exposing for the interior only | Partly | Highlight recovery where there is data; otherwise reframe |
| Drone and interior mismatch | Different sensors | Yes | Match on scopes before grading |
| Visible micro-jitter | Handheld or gimbal tremor | Yes | Stabilise within the warp threshold |
If footage arrives that we cannot make good, we tell you before you pay rather than after. Our free shot list and shooting guide exist to stop most of these happening in the first place.
