Video Editing for Property Managers

Forty units, the same format, every turnover, at speed. Rental video is a volume problem, not a creative one — and its real value is filtering out viewings that were never going to convert.

Rental property video editing for apartment units and multifamily portfolios

Rental video as a viewing filter

The point of a rental video is not to make the unit look better than it is. It is to make sure the people who book a viewing already know what they are getting.

An honest 45-second unit video removes the applicants who were going to walk in, see the kitchen, and leave. Every one of those is a wasted trip for your leasing team.

Template repeatability

Multifamily and portfolio work runs on templates, not bespoke edits.

Step 1

Build a template per unit type

One-bed, two-bed, studio. Same structure, same order, same length, same music.

Step 2

Shoot to the template

We supply a shot list matched to it so whoever films knows exactly what to capture.

Step 3

Apply per unit

Each new unit is edited against the locked template, so cost and turnaround are predictable.

Step 4

Amenity package once

Common areas, gym, roof terrace, parking — filmed once, appended to every unit video.

Filming during the inspection you were already doing costs about six minutes per unit and removes a whole separate visit.

Compliance notes

Fair housing: we keep people, lifestyle framing and neighbourhood demographic cues out of rental video by default. Accessibility features are shown factually where present. If you need something different, tell us in the brief and take your own legal advice on it.

Frequently asked questions

What does it cost per unit at volume?

From $75 per unit video above 15 per month. Template-based unit videos are the cheapest work we do because the creative decisions are made once.

Can you build one template across a whole portfolio?

Yes, and you should. One template per unit type across the portfolio makes every video consistent and keeps per-unit cost at the lowest tier.

How fast can you turn around a vacated unit?

24 to 48 hours standard. For portfolios with regular turnover we reserve capacity so units are edited the day the footage arrives.

Do you edit vacation rental and short-let video?

Yes. Short-let video is usually longer and more lifestyle-oriented than long-let, and Airbnb and Booking.com have their own format preferences we can deliver to.

Can you include the amenity spaces in every unit video?

Yes. We film or receive the amenity package once and append it to every unit video, so residents see the building as well as the apartment.
