What a listing video has to do

Most property videos are edited like showreels. A listing video is not a showreel. It has three jobs, in this order: hold attention past the first five seconds, communicate the layout and feel of the property honestly, and make booking a viewing the obvious next step.

Property information overlays and MLS rules

Branded and unbranded versions of the same listing video for MLS compliance

Property detail overlays — beds, baths, square footage, lot size, price — make a listing video work as a standalone marketing asset when it is shared without context. But they are also where compliance problems start.

  • We deliver a branded version with your name, photo, contact details and brokerage logo for your own channels.
  • We deliver an unbranded version with no agent or brokerage identification for MLS syndication, because most MLSs prohibit agent branding on syndicated media.
  • Price overlays are supplied as a separate render on request, so a price change does not force a re-edit of the whole video.
  • We do not add square footage or lot size figures unless you supply them in the brief. We will not estimate them.

Fair housing note: we avoid people, lifestyle framing and neighbourhood demographic cues in listing videos unless you specifically direct otherwise, because these can create fair housing exposure for you as the agent.

Frequently asked questions

What is the difference between a listing video and a property tour video?

A listing video is a marketing edit — selected shots, cut for pace, designed to create interest. A walkthrough or tour video is continuous or near-continuous and designed to let a buyer understand the layout. Many listings benefit from both.

Do you add the price to the video?

Only if you ask. When we do, we render it as a separate version so a price reduction does not require re-editing. Many agents prefer a price-free master with a separate ‘Price Reduced’ cut prepared in advance.

Can you produce videos for multiple units in a development?

Yes. We build a locked template for the development so every unit video shares the same structure, grading, titles and music, then apply it per unit. This is priced under volume pricing.

How many clips should I send?

Send everything. A typical family home shoot is 30 to 60 clips and we would rather select from too much than ask you to reshoot. There is no charge for footage we do not use.

Can you edit footage shot on a phone?

Yes, and a significant share of the footage we receive is phone footage. Modern phones shoot excellent property video. What matters is stable movement and consistent exposure, not the camera.

Rules that apply

Compliance on listing video

Two rules catch agents out most often, and neither is about editing quality.

MLS branding rules

Most MLSs prohibit agent or brokerage identification on syndicated media. Standards are maintained through RESO but the specific rule is set by your local MLS. We supply an unbranded cut on every order so the compliant version always exists.

Fair housing

How a property is advertised is regulated. HUD’s fair housing guidance covers advertising, and video is advertising. By default we keep people, lifestyle framing and neighbourhood demographic cues out of listing video unless you direct otherwise.

We are an editing company, not your compliance adviser. Our defaults are conservative because that is the safer place for a supplier to sit, but the obligation sits with the licensed agent.
