Listing Video Editing for Property Marketing
A listing video is a marketing asset with a job to do: get a buyer to book a viewing. We edit property footage into listing videos structured around how buyers actually watch, with the property information overlays and MLS-compliant versions the listing needs.
24–48h standard turnaround · 2 revision rounds · 16:9 and 9:16 delivered · Unbranded MLS versions on request

What a listing video has to do
Most property videos are edited like showreels. A listing video is not a showreel. It has three jobs, in this order: hold attention past the first five seconds, communicate the layout and feel of the property honestly, and make booking a viewing the obvious next step.
Everything below follows from those three jobs.
The standard listing video structure

This is the sequence we cut to unless your brief says otherwise. It follows the order a buyer would physically experience the property, which is what makes it easy to follow.
| Segment | Typical duration | Purpose |
|---|---|---|
| Exterior approach | 5–8s | Establish the property and its setting |
| Entry and hallway | 4–6s | Transition the viewer inside, set the spatial anchor |
| Main living space | 10–15s | The emotional hook — usually the strongest room |
| Kitchen | 8–12s | The most scrutinised room in almost every property |
| Dining and secondary living | 6–10s | Flow and layout |
| Bedrooms | 12–20s | Primary bedroom gets the most time |
| Bathrooms | 6–10s | Short — buyers check condition, not atmosphere |
| Outdoor space | 8–12s | Garden, terrace, pool, parking |
| Aerial and context | 6–10s | Plot, boundaries, neighbourhood |
| Agent outro and CTA | 5–8s | Contact details and next step |
How long should a listing video be?

Length should follow the property, not a house style. This is the guidance we work to.
| Property type | Recommended length | Why |
|---|---|---|
| Entry-level condo or apartment | 45–60s | Limited distinct spaces; attention drops fast |
| Standard family home | 75–105s | Enough rooms to justify pacing variety |
| Luxury or estate | 120–180s | Buyers expect immersion; slower pacing signals value |
| New development unit | 60–90s | Repeatable template across units |
| Land or lot | 45–75s | Predominantly aerial, limited interior |
| Commercial | 90–150s | Site context, access and specifications need screen time |
| Vertical social cut | 20–35s | Platform retention curve |
Property information overlays and MLS rules

Property detail overlays — beds, baths, square footage, lot size, price — make a listing video work as a standalone marketing asset when it is shared without context. But they are also where compliance problems start.
- We deliver a branded version with your name, photo, contact details and brokerage logo for your own channels.
- We deliver an unbranded version with no agent or brokerage identification for MLS syndication, because most MLSs prohibit agent branding on syndicated media.
- Price overlays are supplied as a separate render on request, so a price change does not force a re-edit of the whole video.
- We do not add square footage or lot size figures unless you supply them in the brief. We will not estimate them.
Fair housing note: we avoid people, lifestyle framing and neighbourhood demographic cues in listing videos unless you specifically direct otherwise, because these can create fair housing exposure for you as the agent.
One edit, five deliverables
The same shoot produces a set of assets, not a single file. Every listing edit is delivered as:
- 16:9 branded master for your website, YouTube and listing presentations
- 16:9 unbranded cut for MLS syndication
- 9:16 vertical cut, reframed shot by shot, for Reels, TikTok and Shorts
- A 20–35 second short-form teaser cut from the same footage
- A still frame set pulled from the video at full resolution

Frequently asked questions
What is the difference between a listing video and a property tour video?
A listing video is a marketing edit — selected shots, cut for pace, designed to create interest. A walkthrough or tour video is continuous or near-continuous and designed to let a buyer understand the layout. Many listings benefit from both.
Do you add the price to the video?
Only if you ask. When we do, we render it as a separate version so a price reduction does not require re-editing. Many agents prefer a price-free master with a separate ‘Price Reduced’ cut prepared in advance.
Can you produce videos for multiple units in a development?
Yes. We build a locked template for the development so every unit video shares the same structure, grading, titles and music, then apply it per unit. This is priced under volume pricing.
How many clips should I send?
Send everything. A typical family home shoot is 30 to 60 clips and we would rather select from too much than ask you to reshoot. There is no charge for footage we do not use.
Can you edit footage shot on a phone?
Yes, and a significant share of the footage we receive is phone footage. Modern phones shoot excellent property video. What matters is stable movement and consistent exposure, not the camera.
Turn your next listing into a video that books viewings.
Send your footage and we will confirm price and delivery time within 4 business hours.
Distribution
Where your listing video actually gets watched
A listing video is not one asset with one audience. Knowing where each version ends up changes how it should be cut, and it is why we deliver five files rather than one.
| Destination | Version | Length | What matters there |
|---|---|---|---|
| MLS and portal syndication | 16:9 unbranded | 60–120s | Compliance. Agent branding is prohibited on most MLSs |
| Your website and listing page | 16:9 branded | 60–120s | Autoplay muted, so the opening frame carries the weight |
| Instagram Reels | 9:16 branded | 20–35s | First 1.5 seconds decide whether it is watched at all |
| TikTok | 9:16 branded | 20–35s | Bottom 300px is covered by platform UI |
| YouTube | 16:9 branded | 60–150s | Title and thumbnail do most of the work |
| Email campaign | Still frame + link | — | Video does not autoplay in most email clients |
| Listing presentation | 16:9 branded | 90–120s | Watched on a tablet, in a living room, by the seller |
Platform specifications change. We keep ours current against the primary sources — Instagram, TikTok and YouTube — rather than against secondary blog posts.
Rules that apply
Compliance on listing video
Two rules catch agents out most often, and neither is about editing quality.
MLS branding rules
Most MLSs prohibit agent or brokerage identification on syndicated media. Standards are maintained through RESO but the specific rule is set by your local MLS. We supply an unbranded cut on every order so the compliant version always exists.
Fair housing
How a property is advertised is regulated. HUD’s fair housing guidance covers advertising, and video is advertising. By default we keep people, lifestyle framing and neighbourhood demographic cues out of listing video unless you direct otherwise.
We are an editing company, not your compliance adviser. Our defaults are conservative because that is the safer place for a supplier to sit, but the obligation sits with the licensed agent.
