Luxury Real Estate Video Editing
Luxury property editing is defined by restraint. Longer holds, slower moves, a deeper and more controlled grade, and sound design instead of a music bed doing all the work. Speed and energy signal volume; stillness signals value.
24–48h standard turnaround · 2 revision rounds · 16:9 and 9:16 delivered · Unbranded MLS versions on request

What separates a luxury property film from a listing video
| Standard listing video | Luxury property film | |
|---|---|---|
| Average shot length | 1.5–2.5 seconds | 4–7 seconds |
| Camera movement | Varied, energetic | Slow, deliberate, single-axis |
| Grade | Bright, clean, high key | Deeper contrast, controlled highlights, filmic |
| Audio | Music bed | Sound design plus sparse music |
| Titles | Informational overlays | Typographic, minimal, often only at start and end |
| Length | 75–120 seconds | 120–180 seconds, sometimes longer |
| Information density | High | Low — the property does the talking |
Sound design for property film

This is the element that most separates a luxury edit from a standard one, and the element most editors skip. A music-only track makes a property feel like an advertisement. Layered ambience makes it feel like a place.
- Room tone recorded or sourced per space type so each room has its own acoustic character
- Footsteps on the actual floor surface — stone, timber, carpet — cut to camera movement
- Doors, drawers and cabinetry as transition punctuation
- Water: pools, fountains, rain on glass, distant coastline
- Exterior ambience — birds, wind in trees, distant traffic where appropriate
- Music mixed under the ambience rather than over it
Grading approach for high-end interiors
Luxury interiors are usually lit for architecture, not for camera. The grade has to protect three things simultaneously: highlight detail in the windows, shadow separation in dark timber and stone, and neutral whites in the finishes.
- Window highlight recovery so the view is visible without the interior going flat
- Shadow separation in dark materials rather than crushing to black
- Neutral, accurate whites — luxury buyers notice a colour cast on marble immediately
- Consistent skin tone if there is any talent or agent on camera
- A single filmic look applied across the whole timeline, not per-clip corrections
Architectural detail sequences

Luxury buyers are paying for craft, and craft is in detail. We build a detail sequence into every luxury film: material close-ups, junctions and joinery, hardware, light falling across a surface. These shots are short, held still, and cut in a rhythm that reads as deliberate rather than as filler.
If you did not shoot detail coverage, tell us and we will build the edit around what you have — but a shot list including detail coverage will materially improve the result. Our free shot list covers what to capture.

Frequently asked questions
What makes a luxury edit worth the higher price?
Time. A luxury property film involves layered sound design, per-room grading, a detail sequence and considerably more revision latitude. A standard listing edit is a few hours of work; a luxury film is a day or more.
How long should a luxury property film be?
120 to 180 seconds for most estate listings. Beyond three minutes you need a genuine reason — a landmark property, an architectural story, or a film intended for a private viewing rather than for social distribution.
Do you deliver a short version for social?
Yes. Every luxury film includes a 30 to 45 second vertical cut and a 60 second horizontal cut for distribution, cut from the same graded master so the look is consistent.
Can you add a voiceover?
Yes. We integrate a voiceover you supply, or we can arrange professional voiceover recording as an add-on. For luxury property, restrained narration works far better than a hard-sell script.
Do you work on architectural films that are not for sale listings?
Yes — developer showcase films, architect portfolio pieces and hospitality property films all use the same craft. Send the brief and we will quote.
