Video Editing for Real Estate Agents
Your listing goes live Thursday. The open house is Saturday. You filmed on Wednesday afternoon with a phone gimbal and you need something you are not embarrassed to send the seller. That is the problem this service solves.
24–48h standard turnaround · 2 revision rounds · 16:9 and 9:16 delivered · Unbranded MLS versions on request

The listing timeline, and where video fits

| Day | What happens | Video action |
|---|---|---|
| Monday | Listing agreement signed | Book the shoot |
| Tuesday | Property prepared and staged | Confirm shot list |
| Wednesday | Photography and video shoot | Send footage same evening |
| Thursday | Listing goes live on MLS | Video delivered — goes live with the listing |
| Friday | Social push and email campaign | Vertical cuts posted, Just Listed reel live |
| Saturday | Open house | Video has been working for 48 hours |
The failure mode is sending footage Thursday night and getting it back Sunday. Send it the evening you shoot and standard 24–48 hour turnaround puts the video live with the listing.
What to film with a phone so it can actually be edited
Most agents shoot their own footage now, and modern phones are genuinely good enough. What separates usable footage from unusable footage is technique, not equipment.
- Lock your exposure and white balance before each room. Auto mode shifts mid-shot and it cannot be fully fixed in post.
- Shoot in 4K if you have the storage. It gives us room to reframe for vertical without quality loss.
- Move slowly. Then move slower. Walking pace looks fast on video. Half walking pace is about right.
- Hold each shot for at least 8 seconds even if you only need 3. Short clips leave us nothing to cut on.
- Enter each room and pause for two seconds before moving. That pause is what lets the viewer orient.
- Shoot every room twice — once wide from the doorway, once moving through.
- Turn on every light and open every blind. Consistently, across the whole property.
- Get low. Chest height reads as amateur; waist height reads as professional and makes ceilings feel higher.
- Shoot the exterior at the end when the light is best, not first because you parked there.
- Send everything. Do not pre-delete anything. We would rather have too much.
Winning the listing presentation
Sellers choose an agent partly on marketing quality, and video is the most visible signal of it. Bringing a video you made for a comparable property to a listing presentation is more persuasive than any slide about your marketing plan.
- Build a set of three comparable-property videos you can show on a tablet
- Include the vertical cuts — sellers understand social reach
- Show the unbranded MLS version so they see you understand compliance
- A Sold video from a previous listing is the strongest single asset you can bring
One shoot, five deliverables
Every edit we deliver produces a set of assets from one shoot, so a single shoot fills a week of content.

Frequently asked questions
I filmed on my iPhone. Can you still make it look professional?
Yes, and a large share of the footage we receive is phone footage. What matters is steady movement and consistent exposure, not the camera. Modern phones shoot excellent property video.
How fast can I get it back before an open house?
Standard is 24–48 hours. If you shoot Wednesday evening and send it that night, you will have it Thursday or Friday. Rush 12-hour delivery is available at a 30% surcharge if you leave it late.
Do I get a version I can put on the MLS?
Yes, on every order at no extra cost. We deliver an unbranded cut with no agent or brokerage identification alongside your branded version, because most MLSs prohibit agent branding on syndicated media.
Can you match my brokerage’s brand guidelines?
Yes. Send us your brand guide, logo files and colour codes once and we will apply them to every future order automatically.
How much does it cost per listing?
From $99 for an Essential Listing Edit. Most agents use the $179 Cinematic Property Edit because it includes both aspect ratios, full grading, sound design and branding.
Should I use the editing service or wait for the AI tool?
If the listing matters, use the editing service — a human edit of real footage will always beat a generated video from photographs. The AI tool will be the right choice for high-volume social content when it launches.

Winning listings
What sellers actually judge you on
Listing presentations are won on perceived marketing capability more than on commission rate. NAR research consistently finds that sellers rank marketing among their top reasons for choosing an agent, and video is the most visible, most comparable part of a marketing package.
The practical version: a seller can compare two agents’ listing videos in ninety seconds. They cannot compare your CRM, your database or your negotiation skill. Video is the part of your service they can actually evaluate before they hire you.
- Build a three-video comparable set for the property type you want more of.
- Bring it on a tablet, not a link you email afterwards.
- Include the vertical cuts. Sellers understand social reach even when they do not use the platforms.
- Show the unbranded MLS version — it demonstrates you understand compliance without saying so.
- Lead with a Sold video if you have one. Social proof beats capability.
Compliance
Fair housing and listing video
Video is advertising, and advertising a property is regulated. HUD’s fair housing guidance applies to how a property is presented, including the imagery and language used.
Our editing defaults are deliberately conservative for that reason: we keep people, lifestyle framing and neighbourhood demographic cues out of listing video unless you specifically direct otherwise in the brief. Accessibility features are shown factually where present.
We are your editor, not your compliance adviser. The obligation sits with you as the licensed agent, and if you want something different from our default, tell us in the brief and take your own advice on it.
