Real Estate Video Marketing Guide

Real estate video marketing is the use of property video to win listings, market them and build an agent’s personal brand. A working system needs three things: a listing video for every instruction, a repeatable weekly social cut from the same footage, and a small set of brand videos that make you the obvious choice at the listing presentation. Everything else is optional.

A publishing cadence that actually gets used

The most common failure isn’t bad video, it’s video that gets delivered and sits unused. A workable cadence: publish the full video to the MLS and YouTube the day it’s delivered, post the vertical cut to Instagram and TikTok within 48 hours while the listing is fresh, and hold back one or two single-room clips as Stories content for the following week rather than posting everything on day one.

Platform specifications change. Work from the primary sources — Instagram, TikTok and YouTube — rather than from secondary blog posts.

Winning listings with video

Sellers rank marketing among their main reasons for choosing an agent, and NAR research tracks this annually. Video is the most comparable part of a marketing package — a seller can evaluate two agents’ listing videos in ninety seconds, but cannot evaluate your negotiation skill until it is too late to matter.

  1. Build a set of three comparable-property videos for the property type you want more of.
  2. Bring them on a tablet, not as a link you email afterwards.
  3. Include the vertical cuts — sellers understand social reach.
  4. Show the unbranded MLS version to demonstrate you understand compliance.
  5. Lead with a Sold video if you have one. Social proof beats capability every time.

Measuring whether it works

Most video metrics are vanity. Three are not.

  • Watch-through rate on the listing video. If people are not finishing a 90-second video, the pacing is wrong or the property is not being shown in the right order.
  • Viewing requests attributable to video. Ask at booking. One question on the form.
  • Listing presentation win rate before and after. The only metric that pays for the whole programme.

Ignore raw view counts. A thousand views from people outside your market is worth less than forty views from people in it.

Compliance

Video is advertising, and property advertising is regulated. HUD fair housing guidance applies to how a property is presented. Keep people, lifestyle framing and neighbourhood demographic cues out of listing video unless you have taken advice. Most MLSs prohibit agent branding on syndicated media — always publish the unbranded cut there.

Does video actually help sell property?

Video helps market property and win instructions. It is best understood as a marketing quality signal to sellers and a filter for buyers, rather than a direct cause of a sale. The clearest measurable return most agents see is on listing presentation win rate.

How many videos should I make per listing?

One horizontal listing video and one vertical cut as a minimum. Five assets from the same shoot is the efficient target: branded, unbranded, vertical, short teaser and still frames.

How long should a real estate marketing video be?

Should I be on TikTok as a real estate agent?

Only if you will post consistently for at least six months. An abandoned account is worse than no account. Instagram Reels is the lower-effort starting point because the audience overlaps more with buyers.

Do I need to be on camera?

No. Listing videos work without an agent appearing. On-camera content helps personal brand but it is a separate decision from marketing a property.
