How Long Should a Listing Video Be?
A real estate listing video should run 60 to 120 seconds for a standard residential property. Entry-level apartments work at 45 to 60 seconds, family homes at 75 to 105, and luxury or estate properties at 120 to 180. Social cuts should be 20 to 35 seconds regardless of property type, because platform retention drops sharply beyond that.
Length by platform, with the reasoning
| Platform | Ideal length | Why |
|---|---|---|
| MLS / listing page | 60–90 seconds | Buyers browsing multiple listings won’t commit to more; long enough to cover the full property once |
| YouTube | 90–150 seconds | More tolerance for length from an intentional search audience |
| Instagram Reels / TikTok / Shorts | 15–30 seconds | Platform-native attention span; longer cuts see a steep drop-off after 15s |
| Instagram Stories | 5–15 seconds per clip | Single feature or room, swiped through quickly |
What actually happens when a listing video runs too long
Drop-off data across short-form platforms is unambiguous: most of the audience loss happens in the first 3–5 seconds and again around the 15–20 second mark. A 90-second cut posted natively to Instagram as a Reel will lose the majority of viewers before the video is a third of the way through — not because the content is bad, but because it’s the wrong length for that platform’s viewing behaviour. The fix isn’t a better edit, it’s a shorter, platform-specific cut.

Length by property type
| Property type | Recommended length | Reasoning |
|---|---|---|
| Studio or one-bed apartment | 45–60s | Few distinct spaces; attention drops fast |
| Two to three bed home | 60–90s | Enough rooms to justify some pacing variety |
| Four+ bed family home | 75–105s | More rooms, but diminishing returns past 105s |
| Luxury or estate | 120–180s | Buyers expect immersion; slow pacing signals value |
| New development unit | 60–90s | Repeatable template across units |
| Land or lot | 45–75s | Predominantly aerial, limited interior |
| Commercial property | 90–150s | Site context and specifications need screen time |
| Rental unit | 45–70s | Its job is filtering viewings, not creating desire |
| Vertical social cut | 20–35s | Platform retention curve |
| Just Listed announcement | 15–25s | Announcement, not a tour |
Length by platform
| Platform | Practical maximum | What actually performs |
|---|---|---|
| MLS and portals | No hard limit | 60–120s |
| Your website | No hard limit | 60–120s |
| Instagram Reels | 90s (up to 3 min) | 20–35s |
| TikTok | 10 min | 20–35s |
| YouTube Shorts | 3 min | 25–40s |
| YouTube (standard) | No practical limit | 90–180s |
| 10 min | 45–90s | |

The arithmetic that sets the length
Length is not a style choice. It follows from how many distinct spaces the property has and how long each needs on screen.
| Space | Screen time | Notes |
|---|---|---|
| Exterior approach | 5–8s | Establishes the property and setting |
| Entry or hallway | 4–6s | The spatial anchor |
| Main living space | 10–15s | Usually the strongest room |
| Kitchen | 8–12s | The most scrutinised room in any property |
| Dining / secondary living | 6–10s | Flow and layout |
| Primary bedroom | 6–10s | More time than other bedrooms |
| Additional bedrooms | 4–6s each | Diminishing returns |
| Bathrooms | 3–5s each | Buyers check condition, not atmosphere |
| Outdoor space | 8–12s | Garden, terrace, pool, parking |
| Aerial and context | 6–10s | Plot, boundaries, neighbourhood |
| Agent outro | 5–8s | Contact and next step |
Add those up for a four-bed house and you land at about 90 seconds without trying. That is why the guidance above is what it is.
Why longer usually loses
- Retention falls off a cliff. On social platforms, completion rate is the main distribution signal. A 60-second video watched to the end outperforms a 120-second video abandoned at 40 seconds.
- Every extra room reduces the impact of the strong ones. Showing the utility room dilutes the kitchen.
- Long videos are harder to pace. Maintaining rhythm past two minutes is genuinely difficult and most edits sag in the middle.
- A viewing is the goal, not a complete tour. The video should leave something to see in person.
When longer is right
Luxury and architectural properties are the exception. There, the video is not an advert for a viewing — it often is the viewing, watched by a buyer in another country. Slower pacing and longer running time signal value, and the audience expects it. See luxury property editing.
Frequently asked questions
How long should a real estate listing video be?
60 to 120 seconds for a standard residential property. Apartments work at 45 to 60 seconds, family homes at 75 to 105, and luxury properties at 120 to 180.
How long should a real estate Reel be?
20 to 35 seconds. Long enough to show the space, short enough to hold completion rate, which is what drives distribution on every social platform.
Is a 3-minute property video too long?
For a standard listing, yes. For a luxury or architectural property where the video substitutes for an in-person viewing, three minutes is reasonable and sometimes short.
Should the vertical version be the same length as the horizontal?
No. The vertical cut should be roughly a third of the length. It is a different format with a different audience and a much shorter attention window.
Does video length affect SEO?
Not directly. What matters for search is that the video sits on a crawlable page with a unique description and correct structured data. Length affects engagement, and engagement affects everything else.
